Аннотация
Современный жилищный фонд муниципального округа Кочубеевское находится на перепутье множества экологических, экономических и социальных факторов, что существенно влияет на качество жизни местного населения. Особенный интерес представляет анализ природно-структурной характеристики жилищного фонда первой линии, преимущественно построенного из хлопковых материалов. Цель настоящего исследования заключается в выявлении и количественной оценке факторов, влияющих на стабильность и устойчивость указанного жилищного фонда. Основываясь на комплексном анализе данных, собранных посредством ГИС-технологий, спутниковых снимков и традиционных методов полевых исследований, авторы сформулировали предложения по оптимизации жилищной политики в муниципальном округе. В исследовании применяются методы статистической обработки данных, корреляционного и регрессионного анализа, а также пространственного моделирования. Применение этих методов позволяет на основе больших данных провести углубленный анализ взаимодействия между природными и антропогенными факторами в контексте жилищного фонда. Особое внимание уделяется исследованию климатических параметров, таких как среднегодовая температура и осадки, влиянию этих параметров на физико-механические характеристики строительных материалов и, как следствие, на долговечность жилищного фонда. В ходе анализа экономических параметров жилищного фонда Кочубеевского муниципального округа установлен ряд принципиально важных зависимостей. Среди них особенно выделяются корреляционные связи между уровнем экономической активности в сфере услуг и структурой жилищного строительства, а также между инфляционной стабильностью и инвестиционной привлекательностью строительного сектора.

Annotation
The modern housing stock of the Kochubeyevskoye municipal district is at the crossroads of many environmental, economic and social factors, which significantly affects the quality of life of the local population. Of particular interest is the analysis of the natural and structural characteristics of the first-line housing stock, mainly built from cotton materials. The purpose of this study is to identify and quantify the factors affecting the stability and sustainability of the specified housing stock. Based on a comprehensive analysis of data collected through GIS technologies, satellite imagery and traditional field research methods, the authors formulated proposals to optimize housing policy in the municipal district. The research uses methods of statistical data processing, correlation and regression analysis, as well as spatial modeling. The use of these methods allows for an in-depth analysis of the interaction between natural and anthropogenic factors in the context of housing stock based on big data. Special attention is paid to the study of climatic parameters, such as the average annual temperature and precipitation, the influence of these parameters on the physical and mechanical characteristics of building materials and, as a result, on the durability of the housing stock. During the analysis of the economic parameters of the housing stock of the Kochubeyevsky municipal district, a number of fundamentally important dependencies were established. Among them, the correlations between the level of economic activity in the service sector and the structure of housing construction, as well as between inflationary stability and the investment attractiveness of the construction sector, are particularly highlighted.
